Feasibility: West Lancs Green Belt

Our approach utilised both the existing built volume on the site and historic volume evidence dating back to pre-1948, to support a reasoned justification for limited redevelopment within the Green Belt.

The site is in a rural setting, positioned adjacent to the Rufford Park Conservation Area, and enjoys open views across the Leeds to Liverpool Canal.

Key considerations included:

  • Green Belt designation and policy justification

  • Proximity to the Conservation Area

  • Opportunities to enhance the rural setting and canal-side views

This early stage assessment established a clear planning strategy for sensitively introducing new homes in a constrained yet highly distinctive location.
